What is the monthly rent for your properties?
The monthly rent is specified in the lease agreement and is due on the 1st of each month. Rent payments must be made through our property management portal. Late payments may incur a fee.
Do you require a security deposit?
Yes, we do require a security deposit. However, we do not accept cash security deposits. Instead, we offer a security deposit alternative through Obligo, which allows tenants to reduce upfront costs. Contact us for more information on how this option works.
*Additional information: Initial fee for Obligo will a one time annual charge, however, if you decide to renew your lease next year and continue using Obligo services, you will have the option to switch to a monthly billing plan instead of paying the fee annually.
The service fee acts as a subscription to maintain your deposit-free service, meaning it does not go toward your security deposit. This fee will apply as long as your Obligo record is active and you remain a tenant at the property. Renters are still responsible for any possible move-out charges. These charges will be billed to your Obligo billing authorization when you vacate the property, up to the authorized security deposit amount.
What credit score is required to rent?
We generally prefer applicants with a credit score of 620 or higher, which demonstrates financial reliability. Applicants with lower scores may still qualify by providing additional assurances, such as a cosigner or proof of steady income.
Do you conduct background and credit checks?
Yes, all applicants undergo background checks and credit screenings to verify eligibility and ensure a safe rental environment for everyone
What happens if my rent payment fails or is late?
- Failed Payments: Payments returned due to insufficient funds may result in a fee.
- Late Payments: If rent is not received by the grace period, a late fee may apply.
What types of pets are allowed, and are there any fees?
We allow pets such as birds, cats, dogs, fish, hamsters, rabbits, and reptiles, with the following conditions:
- A one-time pet fee and monthly pet rent apply.
- Pets must meet weight limits and other property rules.
Are utilities included in the rent?
No, tenants are responsible for all utilities, including water, electricity, gas, and waste disposal. However, we are willing to work with tenants on a case-by-case basis if special arrangements are needed.
Do I need renters insurance?
Yes, renters insurance with a minimum of $100,000 liability coverage is required. Proof must be submitted within 60 days of lease signing through the property management portal.
Can I terminate my lease early?
Early termination is allowed with prior written notice and payment of applicable fees. Contact us for details if you anticipate needing to end your lease before its term.
How do I submit maintenance requests?
All maintenance requests must be submitted through our property management portal. For emergencies, call the 24-hour maintenance number provided in your lease agreement.
Can I sublet my rental?
Subletting is not allowed without written approval from management. If approved, you remain responsible for the property and actions of the subtenant.
What happens at the end of my lease?
If you choose not to renew your lease, you must vacate the property by the lease end date. The property must be returned in as good or better condition as when you moved in, aside from normal wear and tear.
